HL-0005 is a pre-owned lodging property in the Moriue part of Hokujo, Hakuba Village, listed at ¥85,000,000. On 886 m² of freehold land stand a main house (5SLDK, used mainly as living quarters) and an annex of four 1LDK terraced units, which the listing agent says is run as rental cottages. Both buildings date from 1991.

The point to note first: the property is occupied, and handover is September 2027 or later. That suits a buyer planning a move or an owner-run guesthouse for the 2027–28 season, not someone who needs keys this winter.

A home and four guest units on one site

The listing agent describes the site as lying along the Matsukawa River with a good open view to the south. The main rooms face south, and the listing mentions good sunlight and a wooden deck.

The main house has an LDK, three 6-tatami Japanese-style rooms and two 8-tatami Western-style rooms, with two toilets. Listed equipment includes air conditioning, underfloor heating, double glazing, propane gas and public water. No renovation is listed.

The annex is split into four terraced 1LDK units; the photos show an annex unit’s LDK, kitchen counter, bath and toilet. This layout lets an owner live in the main house and host guests next door, keeping private and guest space apart. Floor plans for both buildings are on the listing page.

The licence question: what the listing says, and what to confirm

The listing calls the property a pre-owned lodging facility and says the annex is run as rental cottages. It does not give a licence type, number or holder, and we do not add one.

Under Japan’s Inns and Hotels Act, running paid accommodation needs a prefectural licence (Article 3). A buyer takes over the operator’s status only if seller and buyer obtain the governor’s approval for the business transfer (Article 3-2), so it is not automatic (Inns and Hotels Act, e-Gov). Before signing, ask the seller for the current licence and talk to the Omachi health office (大町保健所) about whether succession or a new application fits your plan.

If you are weighing a minpaku (home-sharing) notification instead, remember the 180-night yearly cap and Nagano’s winter restriction, which covers parts of Hokujo; check the exact address. Both routes are compared in minpaku vs an inn licence in Hakuba.

Handover from September 2027: what it means

The listing’s remarks put it bluntly: “Note the handover timing: September 2027 or later”. The property is occupied today, and the exact date is by arrangement. In practice:

  • The 2026–27 winter falls before handover, so plan on your first season being 2027–28 at the earliest.
  • Get the handover date and conditions written into the purchase contract.
  • Ask the seller how guest bookings for the annex after handover will be handled; the listing does not say.
  • Viewings have to fit around the current occupants, so book early.

Location and access

The listing gives one access line: Shinano-Moriue Station on the JR Oito Line, 23 minutes on foot. It shows no map or lot number, so the location on our map is approximate (an area reference point, not the exact site).

For context, the Chubu Regional Forest Office puts Hakuba Iwatake about 4 km from Shinano-Moriue Station via Route 148 (Forest Agency). That distance is from the station, not from the property. Iwatake is one of the five ski resorts in Hakuba Village; see our Hakuba ski resort guide.

Costs to budget for as an owner-operator

  • Accommodation tax: since 1 June 2026, guests in Hakuba Village pay ¥200–¥1,900 per person per night when the room charge is ¥6,000 or more per person per night before consumption tax, and the lodging collects it (Hakuba Village). Details: Hakuba accommodation tax.
  • Fixed asset tax: ask the seller for the latest tax statement for the land and both buildings. How it works: Hakuba property tax.
  • Buildings from 1991: no renovation is listed, so budget for an inspection and maintenance.

The listing gives no revenue or occupancy figures, and neither do we.

Checklist before you make an offer

  1. Licence: type, number and holder, and whether succession approval or a new licence is the right route (seller, Omachi health office).
  2. Handover: date and conditions in writing; how existing bookings are handled.
  3. Buildings: inspection of both 1991 buildings, drainage and heating systems.
  4. Documents: the property summary (物件概要書) is not shown online because it includes lot numbers; request it through the listing page.
  5. Buying from abroad: read can foreigners buy property in Hakuba?

Frequently asked questions

How much is HL-0005 and what does the price cover?

The asking price is ¥85,000,000. It covers 886 m² of freehold land (registered area) with two wooden two-storey buildings from 1991: a main house laid out as 5SLDK and an annex of four 1LDK units. The listing also shows parking for 8 cars.

When could a buyer take over the property?

Not before September 2027. The listing says the property is occupied, handover is by arrangement, and its remarks flag the handover timing as September 2027 or later.

Does a lodging licence come with the purchase?

The listing describes the property as a pre-owned lodging facility whose annex is run as rental cottages, but it does not state a licence type or number. Under the Inns and Hotels Act a licence only passes to a buyer if seller and buyer both obtain the prefectural governor's approval for the business transfer. Confirm the current licence and the right route with the seller and the Omachi health office before you sign.

Where exactly is the property?

In the Moriue part of Hokujo, Hakuba Village, 23 minutes on foot from Shinano-Moriue Station on the JR Oito Line according to the listing. The listing has no map, so the map on our listing page shows the area only, not the exact site.
